Why homeowners choose our pressure washing

Dirt, mildew, and algae build up on driveways, patios, and siding, especially on the shaded side of a house. The right pressure and technique for each surface removes it without etching concrete or damaging wood and paint.

Because we are painters, we know what a surface needs before it is painted or stained. Washing is the first step of every exterior house painting and deck staining project we do in Vallejo and Napa, and it is also available on its own.

Signs it is time for pressure washing

Buildup happens gradually, so it is easy to miss. Common signs:

  • Green or black spots on concrete.

Algae and mildew grow on shaded driveways, patios, and walkways and make them slippery.

  • Dull, dirty siding.

Dust and pollen collect on siding and make even good paint look tired.

  • Oil stains on the driveway.

Car drips soak into concrete and spread over time.

  • Before painting or staining.

Paint and stain need a clean surface to bond, so washing comes first.

  • Before selling or hosting.

A clean driveway and entry is one of the fastest ways to improve curb appeal.

  • After the rainy season.

Winter leaves mud, leaves, and mildew on hard surfaces, so spring is a good time for a full clean.

How to prepare for pressure washing

There is very little to do, but these steps help:

  • Close windows and doors.

Keep the water outside where it belongs.

  • Move cars and outdoor items.

Clear driveways, patios, and decks so we can clean every section.

  • Point out delicate areas.

Tell us about old paint, loose stones, or plants that need extra care.

  • Make sure we have water.

We need access to an outdoor faucet.

  • Keep pets inside.

Pets stay safer and cleaner away from the work area.

The right pressure for each surface

Concrete can take high pressure, but wood, stucco, and painted siding cannot. We adjust pressure, nozzle, and technique for each surface so we clean without damaging it. Before an epoxy garage floor, washing also removes the dirt and oil that stop coatings from bonding.

Pressure washing across Napa Valley and the Bay Area

In Vallejo and Napa, shaded driveways and north-facing siding often grow mildew during the wetter months. In Fairfield, dust and wind leave a film on driveways and walls that washing removes fast.

In St. Helena, Yountville, and Sonoma, we clean stone patios, pathways, and storefront entries with the right pressure for each surface. Many clients schedule washing together with painting or staining so the whole property looks finished at once.

Washing the right way protects your investment. Too much pressure can etch concrete, strip paint, and force water behind siding, so we match the method to every surface and explain what we will use before we start. The result is a clean, bright property without damage, ready for new paint, fresh stain, or simply a better first impression for guests and buyers. If you plan to paint or stain afterward, we schedule the drying time between steps so every surface is ready when the next step begins.

What affects the cost of pressure washing

We price every job after seeing the surfaces. These factors shape your estimate:

  • Area size

Square footage of driveways, patios, and walls.

  • Surface type and staining

Heavy mildew, oil, or algae takes more time.

  • Access

Stairs, slopes, and tight spaces affect setup.

  • Combined services

Washing before painting or staining is part of that project's estimate.

Your written estimate lists every item, so the price we agree on is the price you pay.
